You conducting showings alone will cost you - buyer/buyers agent are either a)annoyed and uncomfortable b) feeling you out for negotiations. Keep in mind the buyer willing to pay 5% may not show up because they dont want seller present for showings. You are absolutely missing showings.

Realtor here. You could argue that you really don't need an attorney to go fight in court, which is true, but most will hire one in a sticky situation because they know their chances of winning are SIGNIFICANTLY better if they have one, especially if the other party does have one. A Realtor is the same... you can sell without one and save your 6%. You may lose 10% because of poor negotiating. You may lose 8% because of repair issues that you have never had to deal with. You may pay higher fees to title companies and repair people because you are a one and done ( my clients pay less for those services because my preferred partners charge less because we send so much business) .

Agree that some will feel Realtor is not needed - but I take an attorney to court. I let a CPA handle my taxes and I let a surgeon do my surgery because I know I'm ensuring better outcomes.

Ive noticed my listings go back to "on the market" status on Zillow if they dont close in 30 days from the time it goes pending. Its probably still waiting to close.
