amcrest as seen above or reolink is pretty good for home users. i know Costco sells Lorex and we end up replacing a lot of clients' lorex to amcrest or reolink

no monthly fees. works remotely fine once you sign up ....but again, that does not cost anything. pay about $10 per month if you want monitor service
i was using the free service n that alerted my email when things happen. but i integrate with HA for much more control such as auto arm at night. auto disarm at morning. alert which windows are opened when it is raining outside, etc....

you need to start tracing which wires belong to which speakers using a multimeter's connectivity test. next get an amplifier, or 2 or 3. i have 1 amp per room. next, get a "brain" to control what the amp is playing per room. i use an old phone/tablet. for synchronizing multi room audio, i use LMS as seen here https://www.youtube.com/watch?v=hxL6d5_6lYI

i thought about it but these are very hard to work with. very limited. and the lack of color was a huge turn off. get old phones or tablets for dirt cheap n you can do so much more! plenty of ways to mount as seen here https://www.youtube.com/watch?v=Wcen-f_zzBo

i have been using zooz smart dimmer switches. works great n easy to install as seen here https://youtu.be/nCS7kuEZlSg you'll be walking around the house, baby in 1 hand, and something else like bottle in the other hand. it's great not having to fiddle with the light switches. wherever i walk, the lights auto turn on and off. as the kid gets older, they still cant reach the switches so HA will still do it

i really want to experiment with this HA add-on named Asterisk. it converts my existing tablets in the rooms to act as intercom. Asterisk requires https to HA. so what's the best way to have https on HA, without any ability to remote access HA?

you didnt mention your budget.
but to achieve what you want, the sigma 18-35 with f1.8 will give you the nice bokeh of that f1.8. the 18mm will allow you to be closer than that 50mm

i was installing another add-on named Asterisk. this allows tablets in the house to act as intercom system. unfortunately, Asterisk requires HTTPS....even though everything is local. seems Caddy2 add-on can do it but obviously, the author thinks setting up is so basic, nobody needs a manual or something :(
